Scaffolding Cost in Glasgow
Scaffolding cost Glasgow 2026: Glasgow scaffold hire price by job, tenement access issues, and why Scotland sits below the national average.
Scaffolding cost Glasgow in 2026 runs about 10% below the national average, putting a two-storey single elevation at £580 to £780 and a semi-detached full wrap at £1,560 to £2,110. All figures exclude VAT.
Glasgow is among the more affordable UK cities for scaffolding. Labour rates sit below the English average and the contractor base is competitive. The complication is the housing stock rather than the price.
Glasgow scaffold hire price by job
| Job | Typical 2026 cost |
|---|---|
| Chimney or tower access | £370 to £500 |
| Two-storey, one elevation | £580 to £780 |
| Two-storey, front and rear | £1,190 to £1,600 |
| Semi-detached, full wrap | £1,560 to £2,110 |
| Detached, full wrap | £1,900 to £2,570 |
| Three-storey, one elevation | £880 to £1,190 |
Tenements change the calculation entirely
Glasgow’s sandstone tenements are the defining local factor, and they do not price like a house.
Height. Three and four storeys is standard, which means four to six lifts and a height factor above 9 metres. The figures in Scaffolding Cost for a 3-Storey House or Townhouse are the closer comparison.
Shared ownership. Common repairs to a tenement are shared between owners, which means agreement before anything is commissioned. A scaffold priced but not authorised is a stalled job.
Sandstone fabric. Soft, often eroded, and tie points need care. Drilling into decayed sandstone is frequently refused, which pushes towards through-window ties or a designed solution. The same constraints as a listed or period property.
Back courts. Rear access is through a close or a shared back court, often with no vehicle access at all.
For a full tenement elevation, expect figures closer to the commercial band than the domestic one. A four storey tenement frontage can run £3,000 to £7,000 depending on width.
Permits and Scottish differences
Scotland operates under different highways legislation from England and Wales, but the practical position is the same: a scaffold occupying the public footway needs permission from the roads authority.
Glasgow City Council issues the permit. Fees are not published as a single headline figure, so confirm directly rather than assuming an English comparator. As a planning figure, budget in the £40 to £200 per month range typical across the UK, and expect city centre locations to sit higher.
Note also that Scottish tenement common repair has its own legal framework under the Tenements (Scotland) Act 2004, which affects who can authorise the work and how costs are apportioned.
Weather and season
Glasgow’s rainfall and its shorter working season affect the hire period more than the erect price:
- Lime and repointing work on sandstone is limited to frost free months, which in Glasgow is a genuinely narrower window
- Render and paint programmes stretch
- Roof work in winter makes a temporary roof worth pricing more often, as covered in Temporary Roof Scaffolding
Build the contingency into hire weeks rather than hoping the programme holds.
Getting a Glasgow quote right
- Establish who is authorising and paying before anything else on a tenement.
- Confirm the tie strategy on sandstone. It is the technical question that determines the price.
- Ask about back court access and whether materials go through the close.
- Check the hire period against a realistic Scottish weather allowance.
Tenement scaffolding costs in context
| Configuration | Typical 2026 cost |
|---|---|
| Two storey house, one elevation | £580 to £780 |
| Three storey tenement, one elevation | £1,400 to £2,400 |
| Four storey tenement frontage | £3,000 to £7,000 |
| Full tenement close, front and rear | £6,000 to £14,000 |
Tenement figures are extrapolated from our commercial and three storey pricing rather than domestic guides, which do not cover Scottish tenement stock. They assume a standard close width and no temporary roof.
Where a full close is being scaffolded, the cost per flat is often lower than owners expect once divided, which is worth setting out clearly when seeking agreement from co-owners.
How our city figures are produced
Every price on this page comes from the same model that powers the calculator, with a city multiplier applied to the national baseline. City level scaffolding indices are not published openly in the UK, so those multipliers are interpolated inside regional bands validated against published quote tables rather than taken from a citable city dataset. Treat them as well grounded planning figures, not quotes.
What affects your price
The variables a scaffolder actually prices from, in order of impact:
- Number of elevations. The largest single lever on any quote.
- Frontage length and height. Together these set your face area in square metres.
- Number of lifts. Each 2 metre lift adds boards, ties and labour. Above 9 metres the rate rises again.
- Hire duration. Four to six weeks is normally included, then 5 to 10% of the quote per extra week.
- Access difficulty. Narrow passages, soft ground, long carries and obstructions all add labour hours.
- Region. Up to 40% between the cheapest and dearest parts of the UK.
- Extras. Permits, netting, bridging, chimney lifts and temporary roofs.
