Height does two things to a scaffolding quote. It increases the area, which is obvious, and it increases the rate per square metre, which is not. Both are why a three storey townhouse scaffold price runs 30 to 50% above a two storey semi with the same footprint.

Published guides put three storey single side access at £800 to £1,200 and full coverage between £3,000 and £4,000. In London, a demanding three storey job with tight access, two chimneys and a permit allowance can run £4,200 to £6,300.

The extra lift cost, explained

Scaffolders build in lifts, each roughly 2 metres of working height. A two storey house to the gutter is normally three lifts. A three storey house is four or five.

Each additional lift adds:

  • more standards, ledgers, transoms and boards
  • another set of guardrails and toe boards
  • additional ties into the building
  • more labour to erect and strike
  • more time at height, which is slower work

Above roughly 9 metres, most scaffolds also need extra bracing and a tighter tie pattern to stay within design guidance. That is a rate increase applied on top of the extra area, typically in the region of 5%, rising again above 15 metres.

The area rises by half. The price rises by rather more than half once the height factor is applied. That is the mechanism behind the 30 to 50% uplift quoted for townhouses.

Townhouses bring specific complications

Tie points. Taller scaffolds need more ties, and period townhouses often have soft brickwork or listed fabric that restricts where ties can go. That can force a design.

Design requirement. Scaffolds outside standard configurations need a design from a qualified engineer, typically £150 to £400. Three storey scaffolds cross that line more often than two storey ones.

Restricted frontage. Many townhouses sit directly on the pavement, so a highway licence is near certain. Budget £40 to £200 per month, higher in London boroughs.

Rear access. Mid terrace townhouses often have no vehicle access to the rear at all, which is the same problem terraces face but with more material to move.

Wind loading. Taller sheeted scaffolds catch more wind, which affects both design and the weather conditions under which crews can work.

Hire duration

Three storey projects run longer than two storey ones, simply because there is more work at height and it is slower. Most quotes include four to six weeks, and eight is common on refurbishment work.

Extension weeks on a three storey wrap can run £130 to £260 per week. On a project likely to overrun, that is the number to negotiate at quotation stage rather than in week seven.

Safety duties do not change, but the stakes do

The legal position on a three storey scaffold is identical to a bungalow: the company that erected it must inspect before first use, every seven days after that, and following anything that could affect stability. Written records are required.

What changes is the consequence of getting it wrong. Two practical points worth insisting on at height:

  • Only the scaffolding contractor alters the scaffold. The most common real world failure is a roofer removing a guardrail to get materials up and not replacing it. Make this explicit with every trade before they start.
  • After high winds, ask for a fresh inspection before anyone climbs. On a taller sheeted structure this matters far more than it does at two storeys.

Getting a defensible three storey quote

Because three storey structures cross the design threshold more often, ask three questions that do not arise on smaller jobs:

  1. Does this scaffold need a design? If yes, who produces it and is the fee included?
  2. How many ties, and where are they going? On period brickwork this determines whether the quote holds.
  3. Is a stair tower included or is access by ladder? Longer programmes at height often justify a stair tower, typically £400 to £900 extra, and trades work faster with one.

  2. Height factor. Above 9 metres the rate per square metre rises on top of the area.
  3. Number of elevations. Still the largest single lever.
  4. Design requirement. More likely on three storey structures, £150 to £400.

  6. Highway licence. Near certain on a townhouse frontage.
