Temporary Roof Scaffolding: When It Is Worth the Money

A temporary roof is the most expensive thing most homeowners will ever add to a scaffold quote. It is also, occasionally, the cheapest decision in the whole project.

What it costs

£3,400 to £6,500 for a typical domestic property in 2026. A bungalow sits at the lower end, a two-storey detached at the upper. Commercial and heritage work goes considerably higher.

That buys a fully sheeted, pitched structure spanning the building, usually on a beam and truss system, designed to shed water and stay put in wind.

When it pays for itself

The calculation is simple: what does it cost if it rains on an open roof?

• A full strip in winter. October to March in the UK you are not asking whether it will rain, only when. A three-day strip-and-recover can easily catch two wet days.
• Anything longer than a week open. Structural repairs, purlin replacement, a loft conversion opening the roof for a fortnight.
• Lath and plaster ceilings below. Water damage here is not a repaint, it is a replacement, often £2,000 to £5,000 a room once you include the making good.
• Occupied houses. If you are living underneath, the disruption of a soaked ceiling is worth more than the arithmetic suggests.
• Heritage or listed fabric. Where the interior is irreplaceable, the maths stops being about money.

When sheeting will do

• Two or three settled summer days. A competent roofer will strip and re-cover a slope in a day and sheet it overnight.
• Small areas. Patch repairs and localised work.
• Roofs being replaced in sections. If only one slope is open at a time and each is closed the same day.

Ask your roofer directly: “How many days will the roof be open, and what is your plan if it rains?” A good answer is specific. A vague one is a warning.

What affects the price

• Span. The distance the roof has to cross without support is the main driver.
• Height. A higher structure needs more scaffold underneath it before the roof even starts.
• Duration. Temporary roofs are usually hired by the week beyond an included period, and the weekly rate is meaningful.
• Wind exposure. Coastal and exposed sites may need additional design and ballast.

Design and safety

A temporary roof is a designed structure, not a standard configuration. It should come with a scaffold design, a loading specification, and inspection records. Wind loading is the critical factor. A sheeted roof is effectively a sail, and one that has not been designed and tied properly is genuinely dangerous.

Ask to see the design. A firm that cannot produce one for a temporary roof should not be building it.

Budget it properly

Check your price before calling a contractor. Walking into a quote with a realistic figure already in mind changes the conversation entirely.
