Scaffold sheeting cost in 2026 runs from about £3 per square metre for standard sheeting to £8 per square metre for installed shrink wrap. On a semi-detached wrap that is £400 to £1,300. All figures exclude VAT.
Sheeting buys you two things: weather protection for the work, and containment of dust and debris. It also brings wind loading consequences that change the scaffold underneath it.

Material prices for shrink wrap start around £1.35 per square metre and flame retardant grades run to roughly £1.77 per square metre for the sheet alone. Installed prices are considerably higher because shrink wrap has to be heat welded in place by a trained operative.

Monarflex against shrink wrap
Monarflex style sheeting is a reinforced plastic sheet tied to the scaffold at intervals. It is quicker to fit, cheaper, reusable, and easy to open up for access. It flaps in wind, can tear at fixings, and is not fully sealed.
Shrink wrap is heat welded into a continuous skin over the structure. It is far more weathertight, much quieter, and genuinely contains dust. It costs more, takes longer to install, needs a trained operative with a gas torch, and has to be cut to create access.
For most domestic jobs, standard sheeting is the sensible choice. Shrink wrap earns its place where full containment matters: heritage work, occupied buildings, dust sensitive environments, or long winter programmes.
Fire safety
Shrink wrap and sheeting both burn. Flame retardant grades exist and cost slightly more, and hot works on a wrapped scaffold need managing carefully.

The structural consequence
Sheeting a scaffold roughly doubles its exposure to wind. Practical effects:
- More ties, often a significantly tighter pattern
- A bespoke design where the unsheeted structure would have been a standard TG20 case, at £150 to £400
- Greater base loading, which matters on soft or made up ground
- Earlier work stoppages in windy weather
- Seasonal risk. A sheeted scaffold standing through winter storms carries more risk than a bare one
Never add sheeting to an existing scaffold without telling the scaffolder. The structure was designed for the loading it had when it was built.
When to say no
Sheeting is sometimes offered as a default. It is not always needed:

For a roof that is coming off entirely in winter, a temporary roof is a better answer than sheeting the elevations, because it protects the opening rather than the walls.
Damage, repair and the wind
Sheeting takes a beating. On a long programme, expect some of it to need repair, and establish who pays before it happens.
Standard sheeting tears at fixing points in high winds and is usually repaired or replaced by the scaffolder as part of maintaining a safe structure. Shrink wrap punctures are patched with heat welded offcuts, which needs the trained operative back on site.
Two questions worth asking:
- Is repair of storm damage included, or chargeable?
- Who is responsible for checking the sheeting after high winds?
The answer to the second should be the scaffolding contractor, as part of the post event inspection duty that already applies to the structure.
What affects your price
The variables a scaffolder actually prices from, in order of impact:
- Number of elevations. The largest single lever on any quote.
- Frontage length and height. Together these set your face area in square metres.
- Number of lifts. Each 2 metre lift adds boards, ties and labour. Above 9 metres the rate rises again.
- Hire duration. Four to six weeks is normally included, then 5 to 10% of the quote per extra week.
- Access difficulty. Narrow passages, soft ground, long carries and obstructions all add labour hours.
- Region. Up to 40% between the cheapest and dearest parts of the UK.
- Extras. Permits, netting, bridging, chimney lifts and temporary roofs.
