Loft conversion scaffolding cost in 2026 runs from about £800 for a simple rooflight conversion to £4,000 for a full width dormer on a three storey property. All figures exclude VAT.
Loft conversions are the job where hire duration, not scaffold size, drives the bill. A conversion runs eight to sixteen weeks, and the scaffold is up for most of it.

Why dormer loft scaffold price is higher
A dormer changes the scaffold in three ways.
It needs an extra lift. The working platform has to sit above the existing eaves so the roof can be opened up and the dormer framed. That is typically one lift higher than a re-roof on the same house.
It carries materials. Timber, joists, roofing materials, windows and plasterboard all go up the outside. That means a heavier duty scaffold, often with a loading bay at £100 to £300.
It stays up longer. Structural opening, framing, roofing, cladding, windows and external finishes all happen off the scaffold in sequence.
Hire duration is the main cost driver

Access for a rear dormer
Most dormers go on the rear, which is the harder elevation to reach on a terrace or a semi with a narrow side passage.
- Mid terrace with no rear vehicle access. Materials come through the house or along an alley. Add 20 to 35%.
- Semi with a side passage. Usually workable, but check the width against the loading bay requirement.
- Neighbouring gardens. If the scaffold or the carry route crosses a boundary, get written permission before anyone quotes.
Party wall and neighbour considerations
A hip to gable conversion on a semi or terrace almost always engages the Party Wall etc. Act 1996, and the scaffold frequently sits close to or over the boundary. Serve notice early. A scaffold booked for a date you cannot legally start on still costs you.
What to specify
Tell the scaffolder, before they quote:
- The dormer type and its finished height above the existing eaves
- Whether a loading bay is needed and for what materials
- The realistic programme length, plus contingency
- Any boundary or access constraint
- Whether temporary weather protection is needed while the roof is open
Weather protection while the roof is open
A dormer conversion opens the roof for days rather than hours. Between October and March that is a genuine risk to the ceilings below.

What affects your price
The variables a scaffolder actually prices from, in order of impact:
- Number of elevations. The largest single lever on any quote.
- Frontage length and height. Together these set your face area in square metres.
- Number of lifts. Each 2 metre lift adds boards, ties and labour. Above 9 metres the rate rises again.
- Hire duration. Four to six weeks is normally included, then 5 to 10% of the quote per extra week.
- Access difficulty. Narrow passages, soft ground, long carries and obstructions all add labour hours.
- Region. Up to 40% between the cheapest and dearest parts of the UK.
- Extras. Permits, netting, bridging, chimney lifts and temporary roofs.
