Terraced house scaffolding cost in 2026 runs from around £600 for a single front elevation to £2,400 for front, rear and a chimney lift. All figures below exclude VAT.
Terraces are the property type where the price depends least on the house and most on what surrounds it. Two identical mid-terrace houses can be £700 apart because one has a rear alley wide enough for a van and the other does not.

Sources cluster fairly tightly on the front elevation, with published guides quoting between £500 and £1,200 for a standard two-storey terrace frontage. The spread widens sharply on rear access, which is where terraces differ most from other property types.
Why the frontage length figure matters so much
Scaffolders price from the area of the vertical face they cover. That is your frontage length multiplied by working height, multiplied by the number of elevations.
A typical terrace frontage is 4.5 to 6 metres, considerably narrower than a semi. At two storeys, roughly 6 metres to the gutter, one elevation is around 27 to 36 square metres. That is a small scaffold, and small scaffolds carry a higher rate per square metre because transport, survey and mobilisation cost the same whether the job is small or large.

Access is the biggest single variable
For a mid-terrace, the rear is often reachable only through the house, along a shared alley, or over a neighbouring garden. Each option changes the labour cost:
- Van can park at the rear. Standard pricing.
- Barrow run of 20 to 50 metres. Add roughly 10 to 20% to the rear elevation.
- Carry through the house. Add 20 to 35%, plus floor protection. Some firms decline entirely.
- Access over a neighbour’s land. Needs their written permission before anyone quotes reliably.

Pavement licences on terraced streets
Most terraces open straight onto a public footway, so any front scaffold will sit on council land. That means a licence from the highway authority, typically £40 to £200 per month, with London boroughs at the top of the range.
The licence normally carries conditions: lighting at night, a protected pedestrian route past or through the scaffold, and the licence displayed on the structure. Your scaffolder usually applies, and most quote the fee separately. Ask whether it is included, because it is one of the most common reasons two terrace quotes look hundreds apart.

Most terrace work only needs one elevation. Rough guide prices for the job as a whole:

Ask the trade doing the work to specify which elevations they need before you gather scaffolding quotes. A roofer who says “just do both sides” when only the rear slope is being stripped adds several hundred pounds you did not need to spend.
Region changes the number by up to 40%
The same terrace scaffold costs materially more in London than in Yorkshire, driven by labour rates, congestion and parking charges, and higher permit fees.

What affects your price
The variables that actually move a terraced house scaffolding quote, in order of impact:
- Number of elevations. Front only against front and rear is close to a doubling.
- Rear access. The single largest hidden cost on a mid-terrace.
- Height and lifts. Each 2 metre lift adds boards, ties and labour. Above 9 metres, extra bracing pushes the rate up again.
- Frontage length. Narrower terraces cost less in total but more per square metre.
- Hire duration. Four to six weeks is usually included. Extra weeks run 5 to 10% of the original quote each.
- Pavement licence. £40 to £200 per month where the scaffold touches public land.
- Extras. Debris netting at roughly £3 per square metre, chimney lifts at £380 to £800.
