Scaffolding Cost per Square Metre, Explained Properly
Why the widely quoted "£15 to £25 per square metre" is misleading, what the rate actually covers, and how to sanity-check it against your own quote.
Search for scaffolding prices and you will be told the rate is £15 to £25 per square metre. That figure is not wrong, but it is quoted without the two pieces of context that make it usable.
Context one: which square metres?
The rate applies to the vertical face area the scaffold covers, not the footprint of your house and not the area of the boards.
For a two-storey terrace front, 8 m wide and 6 m to the gutter, that is 48 m². For the same house wrapped on all sides, it is closer to 125 m², the perimeter rather than the frontage.
This is the single most common misunderstanding. People multiply their floor area by the rate and arrive at a number that bears no relation to the quote in front of them.
Context two: the rate falls as the job grows
A scaffolder’s costs are not proportional to size. The van still has to arrive, the site still has to be surveyed, the paperwork is the same. Those fixed costs sit on top of every job and are spread thinner the larger the scaffold gets.
That is why a flat rate overprices big jobs badly. A realistic curve looks like this:

Apply a flat £16 to a 150 m² wrap and you will land roughly a third above what the job actually goes for.
What the rate includes
For standard domestic work, a per-square-metre rate normally covers:
- delivery and collection of materials
- erection and dismantling labour
- the first four to six weeks of hire
- statutory inspections during the hire period
- basic handover documentation
It normally does not cover the council permit, debris netting, bridging over obstructions, chimney lifts, temporary roofs, alarms, or extension weeks beyond the included period.
Sanity-checking your quote
Take the quoted total, subtract any separately itemised extras, and divide by your face area. If the result lands between £10 and £16 per square metre for a standard domestic job outside London, the pricing is normal. Above £20 outside London, ask what the extra buys. It may be genuine (difficult access, a design-engineered scaffold) or it may be padding.
Bear in mind the regional multiplier before you conclude anything: the same £19 per square metre that looks high in Leeds is entirely ordinary in central London.
