Rendering and External Wall Insulation Scaffolding Cost
Render scaffolding cost and EWI scaffold price in 2026, why insulation needs a wider standoff, and what a full wrap costs for a render job.
Render scaffolding cost in 2026 runs from about £1,500 for a two storey semi wrap to £3,500 for a detached property. All figures exclude VAT.
Rendering and external wall insulation are the jobs most likely to need every elevation, which is why the scaffold bill on a render project is usually higher than on a re-roof of the same house.

Published guides put scaffolding on external insulation render projects at £640 to £1,210 for erect and dismantle alone, with hire on top. Whole house render jobs land between £4,000 and £16,000 all in, and EWI pushes that to £12,000 to £22,000, so the scaffold is typically 10 to 20% of the project.
Why EWI scaffold price is higher than render alone
External wall insulation adds 90 to 150mm of thickness to the wall. That has a direct effect on the scaffold.
The standoff must be wider. A scaffold set at normal distance from the existing wall will be too close once insulation boards go on. The scaffolder needs to set out further from the face, which changes the tie lengths and sometimes the board count.
Ties have to be managed. Every tie penetrates the insulation line. They are removed and made good progressively as the render goes on, which means the scaffolder returns during the works rather than only at the end.
Longer hire. Render systems need curing time between coats and cannot be applied in frost or driving rain. A render programme that looks like three weeks routinely becomes six.
Budget an extra 10 to 20% on the scaffold for an EWI job compared with render onto existing masonry.
Sheeting and weather protection
Most render systems have temperature and moisture limits. Sheeting the scaffold protects freshly applied render and extends the workable season.

Sheeting also increases wind loading substantially, which can trigger a design requirement and additional ties. It is not a free upgrade, and a scaffolder who adds it without mentioning either is worth questioning.
Access details that matter for render
- Boards must be close enough to work from but far enough for the insulation and render build up.
- Corners need proper returns so the renderer can work the arris rather than reaching around.
- The scaffold must reach below the damp proof course where the render is being taken down to a bellcast bead.
- Soffit clearance at the top lift, so the renderer can finish at the eaves without dismantling.
Specify these with the renderer before the scaffolder quotes. A scaffold built for a roofer is often wrong for a renderer.
Boarding out and the gap at the base
Two details cause more render disputes than anything else, and both are set when the scaffold goes up.
The gap between board and wall. Renderers need to work the wall face from close range, but leave too little gap and the insulation will not fit behind the boards. Around 300mm from the finished render line is the usual target on an EWI job, against 200mm on a plain render.
Reaching below the damp proof course. Most render systems finish on a bellcast bead at or just below DPC level. If the bottom lift sits at 1.5 metres and the render needs to run to 150mm above ground, the renderer is working on their knees off a board. Specify a low base lift or a ground level working area.
Hire duration
Render programmes are weather dependent, and that is the main financial risk. Most quotes include four to six weeks. A whole house render with EWI frequently needs eight to twelve.
At 5 to 10% of the quote per extra week, a semi wrap running four weeks over adds £320 to £640. Agree the extension rate in writing first.
Coordinating render with other external work
Render is the job most worth bundling, because the scaffold has to cover every elevation anyway. While it stands, consider:
- Gutters, fascias and soffits. Usually replaced before rendering so the render finishes cleanly against new boards.

- Roofline and verge repairs. Cheap to add while access exists.
- External painting of any brickwork not being rendered.
The marginal cost of these while a full wrap is standing is close to zero. Done separately, each carries its own mobilisation and minimum hire, typically £600 to £1,100. The same bundling logic applies to a detached house wrap.
What affects your price
The variables a scaffolder actually prices from, in order of impact:
- Number of elevations. The largest single lever on any quote.
- Frontage length and height. Together these set your face area in square metres.
- Number of lifts. Each 2 metre lift adds boards, ties and labour. Above 9 metres the rate rises again.
- Hire duration. Four to six weeks is normally included, then 5 to 10% of the quote per extra week.
- Access difficulty. Narrow passages, soft ground, long carries and obstructions all add labour hours.
- Region. Up to 40% between the cheapest and dearest parts of the UK.
- Extras. Permits, netting, bridging, chimney lifts and temporary roofs.
