Scaffolding for a Roof Replacement: What You Will Pay

A re-roof is the most common reason UK homeowners hire scaffolding, and it is also the job where the scaffold specification differs most from what people expect.

A re-roof needs more than access

For painting or gutter work, a scaffold needs to get someone safely to the wall. A re-roof needs considerably more:

• A working lift at eaves level, usually one lift above the gutter so operatives can work at roof level without leaning.
• Edge protection. Guardrails and toe boards along the working platform, non-negotiable under work-at-height rules.
• A loading area for tiles, battens and felt, which needs a wider platform and sometimes a dedicated loading bay.
• A chute or debris route for the old covering, which is heavy and abrasive.

That is why a re-roof scaffold typically costs more than a paint-access scaffold on the same house.

Realistic figures

For a standard two-storey semi-detached property in 2026:

• Front and rear, six weeks: £1,100 – £1,900
• Full wrap, six weeks: £1,500 – £2,300
• Add a chimney stack lift: £380 – £800
• Add debris netting: roughly £3 per square metre

A detached property needing all four elevations will usually run £2,000 – £3,500. Add a temporary roof if the covering is coming off entirely in winter and you are into an additional £3,400 – £6,500.

Which elevations do you actually need?

This is the biggest single lever on the price, and it is worth a conversation with your roofer rather than assuming.

• Full strip and re-cover: you almost certainly need front and rear at minimum, and a gable if there is one.
• One slope only: a single elevation may be sufficient, roughly halving the scaffold cost.
• Ridge and valley repairs: may need only a tower plus a roof ladder.

Ask the roofer to specify the scaffold before you get scaffolding quotes. A roofer who says “just wrap it” when only two elevations are needed is costing you £600 without meaning to.

Timing matters

Book the scaffold to arrive one or two working days before the roofer starts, not a week ahead. And agree the strike date with both trades. A scaffold left standing for a fortnight after the last tile went on is pure cost.

If your roofer works in stages with a gap in the middle, tell the scaffolder. Some will offer a reduced holding rate; none will offer one you did not ask for.

Temporary roofs

If the roof is coming off completely between October and March, a temporary roof stops a rain event turning into a ceiling replacement. It is expensive, £3,400 upward, but so is drying out a house.

For a two or three day strip-and-cover in settled summer weather, most roofers will manage with sheeting.
