Scaffold erect dismantle cost is the largest single element of most domestic quotes, and it is the part homeowners understand least. The weekly hire rate gets the attention, but on a six week job the erect and strike is usually the bigger number.

How the money splits

A typical domestic scaffold quote breaks down roughly like this:

The pattern is consistent: labour is roughly half to two thirds of the total, which is why regional wage differences move scaffolding prices so much.

Published 2026 rates put self-employed scaffolders at £200 to £350 per day, with advanced scaffolders at £200 to £280 nationally and London and the South East pushing £300 to £400. A crew is normally two or three people.

Standard domestic jobs take half a day to a full day to erect, and a two storey residential access scaffold typically runs one to two days to erect and one to two days to strike.

Why dismantling costs less than erecting

Striking a scaffold is faster than building one, typically half to two thirds of the erect time. The components come down in reverse order without measuring, levelling or tying decisions.

Why this matters for comparing quotes

Because erect and strike is a fixed cost and hire is a running cost, two quotes with different hire periods are not comparable on the headline figure.

What drives erect labour up

  • Height. Everything above the third lift is slower.
  • Access. Materials carried rather than unloaded at the scaffold line.
  • Ground. Levelling, sole boards, stepped bases on a slope.
  • Complexity. Bridging, cantilevers, bays, returns.
  • Ties. Difficult or restricted tie points, particularly on period fabric.
  • Working restrictions. Out of hours erection adds 25 to 50%.

Practical ways to reduce it

You cannot change the labour rate, but you can reduce the hours:

  1. Clear the site. Move cars, unlock gates, cut back planting. A crew held up on arrival is chargeable time.
  2. Provide a hard standing for the delivery. The closer the lorry gets, the fewer components are carried.
  3. Disclose obstructions at enquiry stage so the right components arrive first time.
  4. Do not phase unnecessarily. Each phase is a fresh erect, strike and transport.
  5. Book the strike promptly when the work finishes.

What actually happens on erect day

Knowing the sequence helps you spot a corner being cut.

  1. Survey and set out. The crew checks ground conditions and marks base positions.
  2. Sole boards and base plates. Load spreading, levelling, stepped bases on a slope.
  3. First lift. Standards, ledgers, transoms, then boards.
  4. First ties. Into the building before going higher.
  5. Subsequent lifts, repeating upward with ties at the specified pattern.
  6. Guardrails, toe boards and bracing at every working level.
  7. Access. Ladder and ladder gate, or a stair tower.
  8. Handover inspection and the tag at the access point.

Step eight is the one to insist on. A scaffold that has not been inspected and handed over should not be used, however tight the programme, and the duty sits with the erecting company rather than with you.

Transport is its own line

Delivery and collection is 10 to 15% of a domestic quote and it is charged per visit, not per job. That is the arithmetic behind almost every phasing decision.
